Hero's Fund Mortage Assistance Program
As recently as last week I have had correctional officers call and ask about the Hero's Home Loan Program. This page is designed to inform our members of the benefits they may be qualified to receive. The bill was sponsored by AFSCME and carried by Representatives Guillen and Ritter in the Texas House.
AFSCME feels obligated to do everything in our power to help correctional officers and all other hazardous duty pay employees get a piece of the American dream: Homeownership. During the last legislative session we felt as though this bill was responsible for making the session one of our most successful ever! The Hero's Fund program makes affordable 30yr. fixed rate mortgage loans and 5% down payment GRANTS available to qualifing TDCJ employees.
This program is administered by the Texas State Affordable Housing Corporation. It receives $25 million a year to distribute statewide, on a first come first serve basis. The program is designed for first time home buyers looking to purchase a new or existing home. Typically, half of the money is gone by July, so acting fast or early in the year is a necessity. The program is set to be funded through the year 2014, provided that the loans continue to remain in demand.
The down payment GRANTS are funded up front at closing by the mortgage lender. BUYERS DO NOT HAVE TO REPAY THE GRANTS, EVER. Obviously, first time home buyers must reside in Texas, and meet income and home purchase price limits set by this program. Members must also meet standard mortgage underwriting requirements for credit worthiness, and the home must be their primary residence.
To apply, individuals must directly contact a participating lender to complete the application process. The loans can be purchased through regular FHA, VA and conventional means. These are regular loans to assist our people.
